A sill plate is most often a 2×4 or 2×6 boards running horizontally along the top of a foundation wall. It is anchored to the foundation, and the floor joists are attached to it. In older homes, non-treated lumber was used as a sill plate; and as the first contact to moisture from the foundation, they are very susceptible to wood rot. 

As the sill plate rots, it causes the floor joists to sink into the plate, causing the floor to drop. This is most commonly noticed by a gap in between the floor and the baseboard trim.  Experienced professionals  should be used in this repair, as it requires the floor of the home to be jacked up off of the foundation to replace the sill plate board.

Center Beam Structural Repairs

The Support Beams carry the load of the floor joists down to the dirt floor of the crawlspace through the support columns (piers). The most common beams in Indiana crawl spaces are triple 2x8s and 2x10s. Many problems can occur with the beams to cause sagging floors. 

The beams can be over spanned between the support columns, the beam can lose its integrity from wood rot, and the beam can become unleveled from sinking piers. In any case, Support Beams must be installed properly on every home with the right sizing, pier spacing, and structural engineering. All wooden center beams should have as much ground clearance as possible and be shimmed correctly to level the floors.
